Q. What fees do you charge?
A. There are absolutely no fees to pay. No valuation fees, no selling fees and we even pay your solicitor's fees (up to £500).
Q. How quickly can you buy my property?
A. We will usually exchange contracts within 14 days of receipt or your contract at our solicitors. We can then complete the transaction at a date convenient with you. Usually within 28 days, but if you don't want to move for several months and want to have the security of knowing that you have sold your house then we can help.
Q. What price do you offer for the property?
A. We work from a fair market value taking into account the condition of your property and offer you a discounted purchase price that suits both parties, typically 80 to 85%, to reflect the speed in which we can buy your property and the work we will need to do on the property. We look for a win win situation for both parties.
Q. Will I need a solicitor?
A. Yes, you will need a solicitor. You can either use your own solicitor or one of our recommended solicitors. We will pay up to £500 towards your legal costs.
Q. What kind of properties do you buy?
A. We are interested in all types of residential property. Freehold, leasehold, ex-local authority, in need of refurbishment or complete renovation.
Q. Is the condition of the property important?
A. No. We are interested in everything.
Q. I do not want to move house but I need to release funds and pay off my mortgage?
A. We will work with you to find a suitable solution. In most cases we can offer you to rent the property back. You can also take up our buy back option at an agreed date.
Q. My home is about to be repossessed, can you help?
A. Yes, we should be able to liaise with your mortgage company or the courts. Speed is important so you should register your property as soon as possible.
Q. I have fallen into mortgage arrears, can you help me?
A. Yes, however it is important to first contact your mortgage lender in order to see how they can help. They maybe able to help stop repossession proceedings. If you have exhausted all possibilities then we can offer you a quick sale by buying direct form you to help clear your debt.
Q. Why do you refer to yourself as a cash buyer?
A. Because we have the funds and have a team in place to proceed quickly.
Q. I know someone who is looking to sell quickly, is it worth me telling them?
A. Absolutely, we will pay you £500 as a referral fee on completion of their sale.
Q. How long does the offer last?
A. Our offer normally last for 28 days, but we are always happy to make you a new offer if you decide to sell after this period.
Q. Will my estate agent mind me selling direct to you?
A. Your estate agent will not be happy to lose out on his commission however you are free to remove your property from the market and sell to whoever you wish. As long as your estate agent didn't introduce that person to you. Check the terms and conditions of your contract with your estate agent to ensure that you don't incur any charge.
